The following is the current operating and approval plan for Traunsee Escape, updated after the BH Gmunden Betriebsanlagensprechtag on 19 August 2026. The official BH preliminary-meeting protocol, file Ge20-3865 is attached to this knowledge base. The consolidated notes are planning guidance, not the operating-facility approval.

The detailed plan must allocate people to every room and reconcile the room totals with the 50-person building maximum.

Layout, escape and accessibility ​

  • Show every room, wall, ceiling, normal door, escape door, escape-route length and person count in the submission plan.
  • Every room must be openable in an emergency without a puzzle, key, software or staff action. This also applies to rooms inside other rooms.
  • The hall exit door must be checked for replacement: it is expected to open in the escape direction and to need the required panic hardware. The BH discussion highlighted this especially for rooms with more than 15 people and indicated that the hall exit is likely the affected door.
  • Size the corridor as an escape route for the maximum number of people evacuating at once, with at least 1.5 m clear width; it is also part of the accessible route.
  • Provide an accessible WC and show its dimensions, movement areas, equipment and continuous accessible route in the submission plan.
  • Provide adequate general lighting throughout the hall and safety/emergency lighting for all escape routes. An electrical contractor must define the required layout and performance.

Fire-separating construction ​

The 19 August discussion recorded the construction below the hall/ceiling downward as fire-separating. The wall to the neighbouring hall is currently not fire-separating. Herr Gillesberger is to verify the existing construction and what must be upgraded or documented. The submission plan must show the confirmed ratings and the treatment of every penetration and door.

Toilets and employee facilities ​

For the requested maximum of 50 people, the BH advised planning:

  • two women’s WCs;
  • one men’s WC plus one urinal;
  • spatial separation of the women’s and men’s WC areas; a shared washbasin area may be possible; and
  • one additional staff-only WC. An existing customer WC may be designated, marked and locked for staff use.

The kitchen is planned as the separated employee room for eating and drinking. Employee lockers/wardrobes are also required. The official protocol expressly requires an accessible WC. The final sanitary and accessible arrangement belongs in the detailed submission plan.

Ventilation, heat pump and electrical planning ​

  • Commission an installer to calculate the required air quantity for every room using the proposed person count and to prepare a ventilation project.
  • Submit the data sheets and exact positions of the ventilation and heat-pump equipment to the BH.
  • Include the relevant dB/noise data and equipment location in the ventilation project.
  • Coordinate ventilation openings and penetrations with the fire-separation design.
  • Commission an electrical contractor for general lighting, safety/emergency lighting and escape-route lighting.

Submission package ​

The detailed owner notes call for four identical copies; reconfirm the final copy/form requirement with the BH before filing. The official protocol marks these contents as required:

  1. the completed operating description with processes, planned operating times, wastewater, employee count and employee facilities;
  2. the building plan and description with dimensioned floor plans, door/window dimensions, sections, construction, fire compartments, escape-route lengths, workplace lighting/ventilation and existing construction;
  3. the land-use plan, cadastral plan, open-space plan and site plan;
  4. the heating and ventilation detail projects, including equipment data sheets, positions and dB/noise data;
  5. the accessibility design, including the accessible WC;
  6. the simple waste-management concept;
  7. the employee-related information; and
  8. the completed application.

The existing site plan for the workshop may be reusable. Confirm this with Herr Gillesberger and obtain the correct current plan. The official protocol does not have the checkbox confirming handover of the operating-description form marked, so confirm that the current form is actually available before completing it.

The BH indicated an expected processing period of about three months from submission. Treat this as a planning estimate, not a guaranteed deadline; completeness, expert review and later requests can change it.

Approvals, safety and toilet requirements

Remaining approval gates ​

  • Resolve the area discrepancy: the BH protocol records a 325 m² storage hall, while the listing says 375 m² and the existing plan labels Hall 2 as 355.25 m².
  • Confirm the formal applicant/operator: the protocol names Herr Renner as Konsenswerber, while the intended operator in this knowledge base is Renner Interaktiv GmbH.
  • Confirm the procedural route with the planner/BH; the protocol leaves Neu, Änderung, 359b, 81 and 74 blank and names no project planner.
  • Herr Gillesberger’s written clarification of the downward fire separation, neighbouring-hall wall and reusable site plan.
  • Land-use, cadastral and open-space plans plus the correct site plan.
  • A detailed, scaled submission layout for the complete hall.
  • Electrical design for general and emergency/escape-route lighting.
  • Installer’s ventilation project and heat-pump/ventilation data sheets and positions.
  • Final toilet, employee-facility and accessible-route layout.
  • Four complete signed submission sets.
  • Formal BH approval and any required written municipal building-law confirmation before operation.

The official protocol is expressly limited to operating-facility matters under GewO 1994. Other approvals must be checked with the responsible authorities. Final assessment follows the complete filing and may, in practice, require a site inspection; the protocol does not claim to be exhaustive. Its list of potentially involved experts has no discipline checked, which must not be read as confirmation that no expert review will be required.
